“X-pane glazing” is a colloquial term used in the real estate and construction industries to describe how many panes of glass are stacked on top of one another in a window-double and triple glazing are common today. With each additional pane, the window’s insulating properties increase, as chambers filled with noble gas (usually argon or krypton) between the glass layers impede heat transfer. Glazing plays a central role in the energy efficiency of modern buildings.

Double Glazing: The Standard Since the 1990s

Double glazing consists of two panes of glass with a gas-filled chamber in between. It typically achieves heat transfer coefficients (Ug values) of 1.0 to 1.3 W/(m²·K) and offers significantly better thermal insulation than single-glazed windows in older buildings (Ug value 5.0 W/(m²·K)).

Triple glazing-now standard in passive house construction and in new buildings meeting GEG requirements-achieves Ug values of 0.5 to 0.7 W/(m²·K). It further reduces heat loss while also improving sound insulation. However, triple-pane windows are heavier (up to 50 kg per m²) and require sturdier frames and hardware.

In practice, this means: Anyone who owns a property with windows from the 1970s or 1980s often still has single-pane glazing or early insulated glass units with U-values of 2.5-3.5 W/(m²·K)-there is a significant need for renovation here, which pays for itself through lower heating costs.

Energy and Economic Assessment

When assessing existing properties, the glazing standard is a key factor: Buildings with single-pane glazing or outdated insulated glass windows from the 1970s and 1980s require significant renovation. Replacing windows with triple-pane glazing can significantly reduce heating costs and improve the energy efficiency class on the energy performance certificate.

Estimated costs for window replacement (including installation, Nuremberg 2025):

  • Standard windows (plastic, double-pane): approx. 400-600 euros per m²
  • High-quality windows (wood-aluminum, triple-glazed): approx. 700-1,100 euros per m²

Especially in areas with increased traffic noise-along major roads or rail lines-soundproof windows with special laminated glass significantly improve the quality of life. The sound insulation classes (SSK) range from 1 (≥ 25 dB insulation value) to 6 (≥ 50 dB), with SSK 3-4 (35-44 dB) recommended for heavily trafficked residential areas along main roads.

In addition, security glazing made of laminated safety glass (LSG) or tempered safety glass (TSG) provides burglary protection. LPG does not shatter during a break-in attempt and, when combined with the correct frame and hardware, meets Resistance Class RC 2 (DIN EN 1627), which is recognized by many insurers for burglary protection. Equipping a property with appropriate windows is a marketing-relevant feature and can be factored into the valuation as a positive factor.

Practical Tip for Property Owners in Nuremberg and Franconia

In Nuremberg’s Wilhelminian-style buildings and in many Franconian town centers, there are still numerous buildings with simple double-pane windows featuring aluminum or plastic frame profiles from the 1970s and 1980s. These not only have poor energy efficiency ratings but also frequently feature leaky frames and outdated hardware, which lead to thermal bridges and a risk of mold.

Replacing windows with modern triple-pane glazing pays for itself through energy savings within ten to fifteen years and also increases the property’s value. Frequently Asked Questions

Is triple-glazing always more worthwhile than double-glazing?

Not automatically. In mild climates or in buildings that are already well-insulated, the additional energy savings from triple-pane windows compared to double-pane windows are limited. Additionally, triple-pane windows are heavier and require sturdier frames and hardware. An energy consultation can help determine the most economically viable glazing solution. Rule of thumb: In buildings with poor insulation (older buildings without core insulation), triple glazing has the greatest impact.

What U-value does the current GEG require?

The Building Energy Act (GEG) stipulates a maximum U-value of 1.1 W/(m²·K) for new windows. Stricter requirements must be met under KfW Efficiency House subsidy programs, in some cases below 0.8 W/(m²·K). For passive houses, a U-value of 0.5-0.6 W/(m²·K) is targeted, which can only be achieved with triple glazing and, if necessary, thermal insulation glass.

Can I receive subsidies when replacing windows?

Yes. Through the Federal Subsidy for Efficient Buildings (BEG), renovation measures-including window replacement-can be supported with grants or low-interest loans. The prerequisite is that the minimum technical requirements are met and the project is supervised by a certified energy consultant. Depending on the efficiency measure and the condition of the building, the grant amounts to between 15 and 20% of the eligible costs.

Do I need to obtain a building permit when replacing windows?

Generally, replacing windows with ones of the same size and appearance is permit-free. Exceptions apply to historic buildings: In these cases, the local historic preservation authority must give its approval. In Nuremberg, the City Planning Office is responsible for historic preservation. Anyone replacing windows in a historic building must often use specific frame widths, muntin patterns, and glass types-specialized window suppliers are familiar with these requirements.
