Wall hydrant

Term from the field of Construction Technology & Renovation

Wall-mounted fire hydrant - A wall-mounted fire hydrant is a permanently installed fire-fighting water supply system in buildings that allows for immediate access to water in the event of a fire. It consists of a wall-mounted cabinet with a hose connection that is connected to the potable water supply or a separate fire-fighting water line. Wall hydrants are required in buildings with an increased fire risk, larger residential buildings, and commercial properties in accordance with building codes and fire safety plans (DIN 14461, DIN 14462).

Types and Applications

There are two main types: Type F (flat hose) - designed exclusively for the fire department, with a dimensionally stable flat hose. Required in buildings where the fire department needs an internal fire water supply (high-rise buildings, large commercial buildings). Type S (self-help) - for initial firefighting by laypeople and building occupants, featuring a retractable hose and lower flow rate. Mandatory in places of assembly, retail establishments, hotels, and nursing homes. The Bavarian Building Code (BayBO), in conjunction with the fire safety plan, specifies which type and how many wall hydrants are required.

The number and arrangement of wall hydrants follow the principle that every point in the building must be reachable with a 52-meter-long hose (including the nozzle). In practice, depending on the floor plan size and building structure, this means one wall hydrant per fire compartment or stairwell. For buildings with special fire risks (chemical storage areas, server rooms, underground parking garages), the fire safety concept often requires more specific solutions-e.g., wet or dry risers with increased water pressure.

Maintenance and Inspection Requirements

Wall hydrants must be maintained and inspected regularly in accordance with DIN 14462: A professional inspection must be performed every 12 months-during which water pressure, hose length, valve function, and accessibility are checked. An extended inspection (pressure hose test) is required every 5 years. The inspection must be performed by a certified specialist company and must be documented. Missing inspection records can lead to a denial of coverage in the event of an insurance claim and to regulatory requirements during government inspections.

Documentation of the inspections is important not only for insurance purposes but also in the event of a claim when dealing with authorities and the public prosecutor’s office. In Bavaria, the District Office or the independent city of Nuremberg conducts fire safety inspections of commercial buildings-during which wall hydrant inspections are regularly checked. Missing or outdated inspection certificates can result in fines or prohibitions on use.

Installation During Renovations and Changes in Use

In the event of structural changes-e.g., conversion of an attic, conversion of office space to meeting rooms, or adding a story to a building-the fire safety concept must be reevaluated. It may be necessary to retrofit wall hydrants. In these cases, the building owner works with a certified fire safety expert who can develop the plan and represent it before the building authority. Retrofitting a wall hydrant typically costs 1,500-5,000 euros per outlet, depending on the building structure and the length of the supply line.

Practical Tip for Property Owners in Nuremberg

We recommend that owners of commercial properties and larger residential buildings in the Nuremberg metropolitan area firmly incorporate the wall hydrant inspection into their annual maintenance schedule. In Nuremberg, numerous fire protection companies offer the inspection as a package service (wall hydrants + fire extinguishers + smoke extraction systems). The cost per wall hydrant is approximately 80-150 euros per annual inspection. In the event of renovations or changes in use (e.g., office to meeting place), the fire safety plan must be updated and, if necessary, the wall hydrant system expanded-clarify this early on with the fire safety expert and the Building Authority of the City of Nuremberg.

Anyone buying or renting a commercial property in Nuremberg should verify the completeness and currency of the fire safety documentation as part of due diligence. Missing inspection certificates for wall hydrants are a frequent point of negotiation for commercial tenants and institutional buyers-and can influence the purchase price or lease terms.

Frequently Asked Questions

Do I need a wall hydrant in my apartment building?

In standard apartment buildings (up to approx. 22 m in height), a wall hydrant is generally not required-the fire department draws water from hydrants in the street network. For high-rise buildings (buildings over 22 m from the top edge of the floor of the highest occupied room), Type F wall hydrants are required. Building authorities may also require wall hydrants in cases involving special fire safety concepts (e.g., long fire department access routes, insufficient outdoor hydrants).

Who bears the costs for maintenance and inspection?

In a condominium, wall hydrants are part of the common property-maintenance costs are allocated through the building maintenance fee. For leased commercial properties, inspection costs can be allocated to the tenant as operating costs if this is agreed upon in the lease agreement. The maintenance and replacement of the system is the responsibility of the owner and cannot be allocated.

What happens if a wall hydrant is defective in the event of a fire?

A defective wall hydrant can significantly delay firefighting efforts in the event of a fire. This can have liability consequences for the owner: If it is determined that the wall hydrant failed to function due to lack of maintenance and this resulted in greater fire damage, the building insurance may reduce its coverage and the owner may be held liable for consequential damages. Regular inspection is therefore not only a legal requirement but also essential from an insurance perspective.

Can a wall hydrant also be used for cleaning purposes?

In principle, yes, but only the Type S (self-service wall hydrant) is suitable for such use. The use must be documented, and after each use, the system must be restored to its proper condition. We recommend reserving wall hydrants exclusively for fire protection and emergency purposes-regular use for cleaning tasks can compromise hose integrity and shorten inspection intervals.

What is the cost of retrofitting a wall hydrant when there is a change in use?

If a building is repurposed-for example, from an office to an event venue, from a warehouse to a retail space, or by converting an attic into living space-the fire safety plan generally needs to be revised. Depending on the outcome, the retrofitting of one or more wall hydrants may be necessary. Costs vary significantly depending on the building structure and the length of the required supply lines: A simple retrofit in a building with an existing riser system costs around 1,500 to 3,000 euros per outlet in the Nuremberg metropolitan area. If a new riser must be installed-for example, in a building without a pre-existing wet system-the costs rise to 5,000 to 15,000 euros or more. These costs must be taken into account early on in the economic assessment of a change of use. We recommend obtaining a fire safety assessment before any major change of use and taking into account the requirements of the City of Nuremberg’s Building Authority.
