Search Mandate - A search mandate is a request from a prospective buyer to a real estate agent to specifically search for a property that meets certain criteria (location, size, price, condition, property type). The agent uses their network, market knowledge, and, if applicable, off-market contacts to identify suitable properties and propose them to the client. The search mandate is the counterpart to the sales mandate and is increasingly used by buyers who can hardly find publicly listed properties in tight markets.

How It Works and Contract Structure

The search mandate is established as a brokerage agreement between the buyer and the agent. It can be structured as a simple search mandate (the agent searches, while the buyer may search independently and engage other agents in parallel) or as an exclusive mandate (the agent has exclusive search rights for a defined period).
