The Net Asset Value (NAV) refers to the value of all assets held by a real estate fund or real estate company after deducting all liabilities. It indicates the current value of the fund investors’ equity and serves as the basis for calculating the share price of open-end real estate funds. For investors, the net asset value is the key metric for assessing the actual net worth of a fund’s assets.

Calculation of the Net Asset Value

The net asset value is calculated using the following formula:

NAV = Market value of all real estate and securities − Liabilities (debts, loans, provisions)

The value per share is calculated by dividing the total NAV by the number of issued fund shares. For open-ended real estate funds in Germany, the NAV must be determined and published regularly-usually daily.
