A lightweight partition wall is a non-load-bearing partition made of lightweight materials such as gypsum board mounted on metal studs, a wooden frame, or aerated concrete panels. Unlike solid masonry or concrete walls, lightweight partition walls do not serve a structural function but are used to divide spaces. They are quick to install, cost-effective, and, with appropriate finishes, provide good sound and thermal insulation. In residential and office construction as well as in renovation projects, they are the preferred system for interior room divisions.
The most common form is the gypsum board stud wall (GKBI = gypsum board panels on installation stud framing):
Alternatively, aerated concrete panels (e.g., Ytong) or sand-lime brick flat elements are used as heavier lightweight walls, which offer better sound insulation at a moderate weight. For wet areas (bathrooms, kitchens), moisture-resistant gypsum board (GKFI, green boards) or cement boards are used.
DIN 4109 specifies minimum requirements for the sound insulation of walls between living and working spaces. For partition walls between apartments, a rated sound insulation index Rw,P of at least 52 to 55 dB is required. Simple single-layer gypsum stud walls achieve Rw ≈ 40-45 dB-insufficient for apartment partition walls, but adequate for interior room divisions within a residential unit. For enhanced sound insulation, double-layer sheathing and double stud framing are used, enabling values of up to 75 dB.
Anyone using lightweight walls in a residential partition wall application-for example, when converting a semi-detached house or converting a duplex apartment into two separate units-must comply with the increased requirements of DIN 4109-1:2018 and should have a sound insulation verification report prepared by a specialist planner. The new standard clearly distinguishes between minimum requirements and increased sound insulation requirements according to VDI 4100.
The installation or removal of non-load-bearing lightweight partitions is generally exempt from permitting requirements, provided that:
An exception applies to apartments in historically protected buildings: In such cases, the historic preservation authority may require a permit even for non-load-bearing walls if the historic floor plan is worthy of protection.
Strict requirements apply to lightweight walls that function as fire compartment walls or room-enclosing elements. For fire resistance class F30 (30 minutes of fire resistance), a two-layer cladding with fire-rated gypsum board (GKFI) is required. F60 and F90 can be achieved with special constructions using fire-resistant gypsum board (GKF). In drywall construction, these walls are frequently used as utility shafts, apartment partition walls in multi-family wood-frame buildings, or as escape route separations. The designer must provide proof of fire resistance in the building application.
In older Nuremberg apartments (especially those from the Wilhelminian era and the post-war reconstruction period), interior partition walls are often modernized to optimize floor plans. Lightweight walls are the fastest and cleanest solution-the work is usually completed in just a few days, without heavy masonry work or significant dust generation. In apartments with high-ceilinged Wilhelminian-style rooms, a new lightweight partition wall can also improve sound insulation between rooms.
We recommend hiring a structural engineering firm before the renovation to verify whether existing walls are load-bearing-even supposedly “thin” walls from historical construction phases can serve structural functions. Premature removal without inspection can be costly. For condominium units, it must also be clarified whether a floor plan change requires a resolution from the owners’ meeting. As a tenant, you generally need the landlord’s permission. Lightweight walls must usually be dismantled when you move out. A written agreement with the landlord is recommended, specifying the scope of permitted work, the final inspection, and the obligation to dismantle the walls.
You can hang approximately 15-30 kg per mounting point directly into the drywall (using special cavity anchors such as Molly anchors or tilt anchors). Heavy loads (shelves, televisions, radiators) must be secured to the metal studs or using load-distribution plates. For very heavy objects (e.g., aquariums, heavy shelving systems), it is recommended to install wooden reinforcements in the stud cavity.
A freestanding lightweight partition wall stands independently in the room and separates areas. A cladding system is installed in front of an existing wall (for insulation, sound improvement, or to level out unevenness) without dividing the room. Both use similar materials but differ in function, construction depth, and the amount of space required.
The cost of a finished, plastered, and painted gypsum board stud wall ranges between 40 and 90 euros per square meter (materials and labor, net), depending on the design. Simple single-layer walls without additional insulation cost around 40-55 euros/m². A double-layered wall with mineral wool insulation and improved soundproofing (Rw ≥ 50 dB) costs 60-80 euros/m². Walls with fire protection requirements (F30 or F60) and corresponding GKF cladding start at 75 euros/m². In Nuremberg and the metropolitan area, labor costs are slightly higher than in the surrounding rural areas due to the strong demand for drywall work-companies from the Nürnberger Land or Roth districts occasionally offer more affordable quotes. We recommend obtaining at least three quotes for larger renovation projects and specifying the sound insulation requirements in writing in advance so that all contractors can calculate their quotes on the same basis.
