KfW Funding - KfW funding refers to government subsidy programs offered by the Kreditanstalt für Wiederaufbau (KfW) that support energy-efficient construction and renovation through low-interest loans and repayment subsidies, thereby significantly reducing investment costs for homeowners.

What exactly does KfW funding mean?

KfW is a federal development bank that provides funding programs for the construction and real estate sectors on behalf of the German government. In the residential building sector, the programs focus on the Federal Funding for Efficient Buildings (BEG), which has consolidated the previous individual programs since 2021. The goal is to reduce CO2 emissions in the building sector and bring the existing building stock up to the energy standards required by climate targets.

The BEG is divided into three subprograms. The BEG Residential Buildings (Program 261) supports the complete renovation of buildings to meet Efficiency House standards as well as the construction of new energy-efficient residential buildings. The amount of funding depends on the Efficiency House level achieved: The lower the energy consumption compared to the reference building, the higher the repayment subsidy. For example, an Efficiency House 55 consumes only 55 percent of the energy of the reference building according to GEG. For complete renovations to create an Efficiency House, loans of up to 150,000 euros per residential unit are available if a Renewable Energy Class (EE Class) is achieved.

The BEG Individual Measures (Program 262) supports targeted renovation steps such as replacing windows, insulating the building envelope, installing efficient heating systems, or installing ventilation systems. Here, low-interest loans with repayment subsidies of up to 20 percent are granted. Alternatively, owners can also apply for grants for individual measures through the Federal Office of Economics and Export Control (BAFA).

A key principle of KfW funding is: The application must be submitted before the measure begins. Anyone who begins construction work before receiving funding approval generally loses their eligibility for funding. Planning services and energy consultations do not count as the start of the project and may be commissioned in advance. The application is submitted through the applicant’s primary bank, which processes the KfW loan.

Since 2024, stricter requirements have applied to new construction. Funding is now limited to climate-friendly new construction (Program 297/298) that meets at least the Efficiency House 40 standard with a sustainability class and does not use fossil fuel heating. The terms and programs are regularly updated, which is why a current review is essential before any investment decision.

Eligible Measures and Conditions 2025/2026

The most important eligible individual measures currently include heating subsidies (heat pumps, biomass heating, solar thermal systems, connection to a district heating network), building envelope insulation (exterior walls, roof, basement ceiling, floor slab), window replacement, and the installation or optimization of ventilation systems with heat recovery. For heating system replacement, owners of owner-occupied properties may, under certain conditions, receive an additional climate speed bonus of up to 20 percent when replacing an old fossil fuel heating system.

The maximum loan amounts for individual measures are currently up to 60,000 euros per residential unit if an individual renovation roadmap (iSFP) is available; otherwise, the amount is 30,000 euros. Practical Tip for Property Owners in Nuremberg and Franconia

There is a significant need for renovation in the Nuremberg metropolitan region: Approximately 60 percent of the residential building stock was constructed before 1979 and often features inadequately insulated building envelopes and outdated heating systems. The KfW programs offer enormous savings potential, particularly for these properties.

Owners in Nuremberg, Fürth, Erlangen, and the surrounding area should check whether their municipality offers additional local subsidy programs that can be combined with KfW funding. In the past, for example, the City of Nuremberg has provided grants for green facades and solar roof cadastre consultations. Frequently Asked Questions

Can I use KfW funding and BAFA grants at the same time?

Double funding for the same measure is generally not permitted. However, different measures on a single building can be funded through different programs. For example, replacing the heating system can be funded through KfW, while window replacement can be funded through a BAFA grant. The total funding may not exceed 60 percent of the eligible costs.

What happens if I have already started the renovation?

If work on the project began before the application was submitted, the right to funding is generally forfeited entirely. The start of the project is defined as the conclusion of a supply or service contract. Planning and consulting services are excluded from this rule. We therefore recommend signing contractor agreements as legally binding only after receiving confirmation of funding approval.

Is the KfW subsidy also worthwhile for smaller projects?

Yes, individual measures such as replacing windows or insulating the top floor ceiling are also eligible for funding. For projects with eligible costs starting at around 5,000 euros, the repayment subsidy makes a noticeable financial difference. Especially when combined with an individual renovation roadmap, the subsidy rates and maximum loan amounts increase significantly.

Are there additional subsidy programs in Bavaria besides KfW?

Bavaria provides its own subsidized loans through BayernLabo (Bayerische Landesbodenkreditanstalt), which can be combined with KfW programs. The BayernLabo Modernization Program offers low-interest loans for the energy-efficient modernization of residential buildings-especially for owners who want to renovate an older building in stages. In addition, the Free State of Bavaria supports the construction of new affordable rental housing and age-appropriate renovation measures through the Bavarian Housing Program. For the Nuremberg Metropolitan Region, programs from the Nuremberg Metropolitan Region and the City of Nuremberg’s Municipal Housing Support Program are also relevant, as they specifically support the creation of rental housing in the city. Since the subsidy landscape is subject to regular change, we recommend seeking up-to-date subsidy advice before making any investment-for example, from the Bavarian Consumer Center or through an energy consultant listed by the BAFA.
