The Heating Label is a certification that shows the energy efficiency of an existing heating system at a glance. Similar to the well-known energy efficiency label for household appliances, it uses a color-coded scale (from A to G) to indicate how efficiently the system operates. Since 2016, the Heating Label has been established as part of energy consulting programs and is gaining increasing importance due to the Building Energy Act (GEG).
The Heating Label evaluates a heating system based on system type, year of construction, and heat distribution. A modern hybrid heat pump system achieves a rating of A or B, while an outdated constant-temperature heating system without insulation often achieves only a D or lower. The rating provides owners with clear guidance on whether a replacement makes economic sense. The label is issued and documented by certified energy consultants or heating specialists.
The rating scale ranges from A+ (highest efficiency, e.g., modern heat pump) to G (very poor, e.g., old oil-fired constant-temperature boiler without condensing technology). In the middle range are gas condensing boilers with good control systems (B-C), while older low-temperature boilers and outdated pumps tend to be classified in classes D and E. The overall rating takes into account not only the heat generator but also the efficiency of the heat distribution system (pumps, piping, thermostats).
Many owners are surprised by how much the hydraulics and control technology influence the result: A modern heating pump, hydraulic balancing, and an intelligent control system can significantly improve a system’s efficiency class-without having to replace the boiler itself. The heating label makes this relationship transparent and helps prioritize the right renovation measures.
The Building Energy Act (GEG) stipulates that boilers older than 30 years that do not use low-temperature or condensing technology must generally be taken out of service. The Heating Label helps identify and prioritize the need for action. When buying or selling real estate, an existing heating label can increase transparency and simplify negotiations regarding the condition of the building’s technical systems.
In addition to the heating label, owners should consider the building’s energy performance certificate. While the energy performance certificate assesses the building’s overall energy efficiency, the heating label focuses specifically on the heating system. Together, these two documents provide buyers with a comprehensive picture of energy quality and the expected need for renovation.
Owners applying for subsidies for heating system renovations-such as through the BAFA federal subsidy for efficient buildings or KfW programs-typically need an assessment of the existing system. The heating label provides exactly this documentation and can expedite the subsidy application.
A poor heating label signals impending investment costs to potential buyers. Those who do not replace an outdated system must expect price reductions when selling-prospective buyers will factor the replacement costs into their price negotiations. Specifically: A new heat pump or a gas-hybrid heating system costs between 15,000 and 30,000 euros, depending on the size of the building, and experience shows that this amount is typically deducted from the purchase price if the old system receives a poor rating.
We recommend that sellers have a professional assess, prior to marketing the property, whether retrofitting (e.g., hydraulic balancing, new control technology) can improve the label-often with manageable effort and a significant impact on the property’s appeal. A good heating label builds buyer confidence and can positively influence the achievable sale price.
Conversely, an up-to-date heating label also protects the buyer: they know exactly what investment costs to expect in the coming years and can realistically factor these into their financial planning. A transparent sales process with complete documentation of the building’s technical systems often leads to fewer renegotiations and a smoother closing.
In the Nuremberg metropolitan region, the City of Nuremberg, along with KfW and BAFA, supports energy-efficient renovations of heating systems with attractive grants. Those wishing to have their system inspected can find free initial consultations through the Bavarian Consumer Center. N-ERGIE Nuremberg also offers energy audits for existing customers and connects them with qualified contractors in the region.
We are happy to assist our clients in buying or selling real estate by helping them realistically assess renovation needs and factor them into pricing. A heating label obtained in advance provides us with the basis for an objective and documented assessment-this protects sellers from excessive price reductions and gives buyers the assurance of a reliable statement regarding the system’s condition.
Currently, the heating label is not a mandatory document like the energy performance certificate, but it is recommended as part of energy consultations and is increasingly expected by buyers. For subsidized renovation projects, funding agencies often require an assessment of the property’s condition, for which the label is suitable.
The heating label is issued by qualified energy consultants, chimney sweeps, or licensed heating specialists. It is based on an on-site assessment of the existing system.
Yes, because it creates transparency and alleviates potential buyers’ uncertainty about the condition of the heating system. Combined with a current energy performance certificate, it signals responsible ownership and can speed up the sales process.
The heating label has no legally defined validity period. However, it is recommended to update the label after major changes to the system (e.g., pump replacement, control optimization, boiler replacement) so that the assessment reflects the actual condition. For real estate transactions, the label should not be older than two to three years.
The cost of having a heating label issued by a specialized company typically ranges from 50 to 200 euros-depending on the scope of the assessment and the provider. In the case of a more comprehensive energy consultation, the label is often included in the scope of the consultation. Given the benefits-especially when selling a property-the investment makes sense in almost every case.
