Prefabricated House - A prefabricated house is a residential building whose load-bearing structure and key components are manufactured in a factory and then assembled on-site within a few days. Prefabricated construction contrasts with traditional construction, in which all building elements are erected directly on-site.
The most common prefabricated house construction method in Germany is wood-frame construction (also known as wood-panel construction). In this method, wall, ceiling, and roof elements are manufactured from a wood frame that is factory-fitted with insulation, a vapor barrier, utility lines, and, in some cases, exterior and interior cladding. The finished elements are transported by truck to the construction site and assembled there on the prepared foundation or floor slab.
In addition to wood-frame construction, there is post-and-beam construction, log construction, and hybrid designs that combine wood with precast concrete elements. What they all have in common is the principle of industrial prefabrication under controlled factory conditions.
The degree of prefabrication varies depending on the manufacturer and the selected finishing package. A turnkey prefabricated home is handed over completely ready for occupancy-including flooring, plumbing fixtures, and painting. A shell house is delivered with a closed building envelope and installed building services; the interior finishing is carried out by the homeowner. The kit house is delivered as a package of materials and components that the homeowner largely assembles themselves.
The advantages of a prefabricated house lie in the short construction time (assembly in a few days, total construction time three to six months), the planning certainty provided by fixed-price guarantees, and the opportunity to experience the house in advance at a model home. Thanks to industrial manufacturing, quality is consistent and not affected by weather conditions.
Disadvantages include the lower resale value compared to solid-construction homes of the same location and size, limited flexibility for custom floor plan changes, and the lower sound insulation of lightweight wood-frame walls compared to solid brick walls. However, modern prefabricated homes have significantly narrowed the value gap with solid-construction homes-especially among high-quality manufacturers.
In terms of energy efficiency, prefabricated homes often have an advantage due to the good insulation properties of the wood-frame construction and frequently meet the requirements of the Building Energy Act (GEG) even in their standard configuration.
The contract with the prefabricated home manufacturer is generally a contract for work and services pursuant to Sections 631 et seq. of the German Civil Code (BGB). Of particular importance to buyers is the construction and service specifications (BLB), which precisely define which services and materials are included in the agreed-upon fixed price. Typical points that should be covered in the BLB:
Foundation: Is the floor slab or basement included in the price? Or is the foundation billed separately and carried out by another company?
Building Services: What type of heating is planned? Is a heat pump, gas heating, or pellet heating included in the price? Is a photovoltaic system available as an option?
Windows and Doors: What type of glazing (double-pane, triple-pane)? What type of roller shutters? Is an electric drive included?
Flooring and interior finishes: Is the builder committed to specific standard solutions, or can they choose freely?
Utilities: Are the utility connections (electricity, water, sewer) included in the price, or must they be contracted separately?
We recommend having the BLB reviewed by an independent building expert before signing the contract. Experience shows that gaps or unclear wording in the BLB lead to additional costs that can erode the original price advantage of the prefabricated house.
One of the most common questions when buying a prefabricated house concerns its future resale value. Generally speaking, well-maintained prefabricated homes from reputable manufacturers (e.g., Bien-Zenker, Schwörer, Weberhaus) perform hardly any worse than comparable solid-construction homes in the same location when sold after 15 to 20 years. The decisive factors are less the construction method than the location, the condition of the building, and its energy efficiency.
Older prefabricated homes from the 1960s and 1970s, on the other hand, were often built with problematic materials (wood preservatives, formaldehyde-containing particleboard) and now require significant renovation. The purchase of a prefabricated home from this era should be overseen by an expert specializing in hazardous substances and wood preservation.
In the Nuremberg metropolitan region, prefabricated homes are particularly popular in outlying communities such as Wendelstein, Feucht, Schwabach, and Heroldsberg, where building lots for single-family homes are available. Several national prefabricated home manufacturers maintain model home parks in the region, allowing for a realistic tour before making a purchase decision.
We recommend that homebuilders carefully review the construction and service specifications before signing the contract and have them evaluated by an independent expert. Pay particular attention to the specifications of the foundation slab or basement (often not included in the fixed price), the building services, and the quality of the windows and exterior doors. Modern prefabricated houses with wood-frame construction have a lifespan of 80 to 100 years or more, provided they are built properly and maintained regularly. Their lifespan is thus comparable to that of solid-construction houses. Older prefabricated homes from the 1960s and 1970s were sometimes built with materials that pose health risks (formaldehyde, wood preservatives) and may require renovation.
The construction costs of a prefabricated house are generally on par with or slightly below those of a comparable solid-construction house. The price advantage stems less from the pure construction costs than from the shorter construction time (lower interim financing costs) and the fixed-price guarantee, which protects against cost increases. The total costs depend heavily on the standard of finish, the basement option, and individual special requests.
Yes, a prefabricated house can be built with either a basement or a slab foundation. However, for most prefabricated house manufacturers, the basement is not included in the base price and is constructed by a separate civil engineering company. Depending on the size and soil conditions, the cost of a basement ranges from 40,000 to 80,000 euros. Whether a basement is worthwhile depends on your individual space requirements and the soil conditions of the property.
After the installation date (the assembly of the building shell in just a few days), it typically takes three to six months until the house is ready to move into, depending on the finishing package. This is significantly shorter than with conventional solid construction, where one to two years is a realistic timeframe. A prerequisite is that the foundation or floor slab is complete before assembly begins-the homeowner must ensure this in advance.
