Double-decker parking system - A double-decker parking system (also known as a two-tier or stackable parking system) is a mechanical parking system in which two vehicles are parked one above the other within a single parking space. A hydraulic or electric lift raises the upper platform, creating space for a second vehicle below. Double-decker parking systems double parking capacity on the same floor area and are primarily used in underground garages and parking structures with limited space.

In condominium complexes, double-decker parking spaces are often tied to the respective space as separate ownership or through special rights of use. The allocation is regulated in the declaration of division. Important: Mechanical parking systems are common property, even if individual parking spaces are separately owned. This means that all owners must contribute proportionally to the maintenance, repair, and replacement of the system-including those who do not use a double parking space themselves. Whether the costs can be allocated exclusively to parking space users depends on the declaration of division. Many older facilities lack such a provision, which leads to disputes at owners’ meetings.

Double parking spaces are often found in residential complexes from the 1990s and 2000s. When purchasing a condominium with a double parking space, you should check the following in advance: Does your vehicle (height, width, weight) fit in the space? Who is your parking partner, and how does coordination work? How high are the maintenance costs (typically: €200-500 per parking space/year, allocated via the HOA statement)? Repairing the hydraulics or the drive system can cost €3,000-8,000 per unit in the event of a total failure-check whether the homeowners’ association has set aside a sufficient maintenance reserve for the parking facility. An insufficient reserve indicates future special assessments.
Most double parking spaces have a vehicle height limit of 1.50-1.80 m and a width limit of 1.85-2.05 m. Standard sedans and compact cars usually fit without any problems. SUVs, vans, and transporters are often too tall-carefully check the technical specifications of the specific system (data sheet available from the manufacturer or property manager) before purchasing. The permissible vehicle weight (typically: 2,000-2,500 kg) must also be considered, especially for heavy electric vehicles with large batteries, which occasionally exceed the limit.
The maintenance costs of the mechanical parking system are generally common expenses of the condominium association and are allocated to the parking space users via the annual statement. The exact cost allocation depends on the declaration of division and the condominium association resolutions. Some declarations of division provide for a special assessment exclusively for parking space users-others distribute the costs among all owners. Clarify this before purchasing, as major repairs (replacement of the entire hydraulic system) can result in significant special assessments of €1,000-3,000 per unit.
Conversion is technically possible but requires the approval of the condominium association (usually via a resolution) and a building code review in accordance with the City of Nuremberg’s parking space regulations. Removing a double parking space means losing a parking space-if the parking space regulations stipulate the existing number, the removal requires approval and may not be permitted. Costs for the conversion: approx. €2,000-5,000 per unit, including removal of the pit and restoration of the ground. Therefore, anyone wishing to switch to a conventional parking space must plan this well in advance and coordinate with the homeowners’ association.
