Clear Height - Clear height is the vertical distance between the floor and the bottom edge of the lowest obstacle (ceiling, joist, crossbeam, ventilation duct) in a room. In logistics, warehouse, and industrial properties, clear height is one of the most important metrics, as it determines the maximum shelf height and thus the storage density. In residential real estate, the term is used as clear room height and is subject to minimum requirements under building codes.
Clear height determines the usability and value of logistics and warehouse facilities:
Every additional meter of clear height significantly increases usable storage space and boosts the warehouse’s rental value. In modern new logistics buildings-such as those along the A3 and A6 in the Nuremberg metropolitan region-10-12 m of clear height is standard and is cited by early-adopter logistics companies as a minimum requirement.
The Bavarian Building Code stipulates a clear height of at least 2.40 m for living spaces in residential buildings (Art. 45 BayBO). In the attic, this height must be achieved over at least half of the floor area. Older building codes sometimes stipulated higher minimum heights-in Wilhelminian-style buildings, clear heights of 3.00-3.50 m are found, which are now considered a quality feature and should be particularly highlighted in marketing.

Conversely, new warehouses with a clear height of 10 m or more in Nuremberg’s industrial zones (Erlenstegen, Nuremberg-Hafen, Boxdorf) command higher rents per square meter than older properties because space utilization and compatibility with modern warehousing technologies (automated storage and retrieval machines, vertical storage systems) depend crucially on height.

Given the strong logistics corridor along the A3 (Nuremberg-Würzburg) and the A6 (Nuremberg-Heilbronn), demand for warehouses with high clear height remains strong. For residential properties, a clear height of 2.70 m or more noticeably enhances the sense of space and can increase the achievable rent or purchase price by 3-8%. For older buildings in Nuremberg’s Old Town or in Gostenhof with ceiling heights over 3 m, this is an attractive unique selling point that should be explicitly mentioned in the property listing.
The clear height is measured from the finished floor to the bottom edge of the lowest obstacle-that is, not to the bottom edge of the ceiling if joists, crossbeams, or ventilation ducts hang lower. For commercial properties, the usable height should be measured at several representative locations in the hall, as joists may reduce the clear height in certain spots, and the minimum height required for shelving planning must be maintained throughout the entire shelving area.
A true increase is structurally hardly possible, as the floor slab cannot be raised. A visual improvement can be achieved by removing a suspended ceiling or by avoiding thick floor structures. An actual lowering-such as through underfloor heating with a thick screed layer-must not fall below the minimum height of 2.40 m. In the case of historic buildings, such modifications are often restricted or require approval.
Basement rooms that are not used as living spaces are not subject to a minimum height requirement. If a basement room is to be used as a living or work space (e.g., as a hobby room, home studio, or office), the same requirements apply as for living spaces: 2.40 m clear height, sufficient natural light through windows, and adequate ventilation. In Bavaria, a change of use generally requires a building permit or at least clarification under building regulations through a preliminary building inquiry.
In practice, specifications for logistics and industrial warehouses often refer to the underside of the ceiling-but not to the actual usable height below the lowest obstacle. Joists, ventilation ducts, and sprinkler systems can reduce the usable clear height by 30 to 80 centimeters, which is significant for shelving planning: A warehouse with a ceiling bottom edge of 9 m but with joists 60 cm deep has an actual clear height of only 8.40 m-which corresponds to a lower shelving level and thus noticeably lower storage capacity. We recommend that owners and marketers of logistics real estate in the Nuremberg metropolitan region specify the clear height as a mandatory requirement in the property listing and always use the bottom edge of the lowest obstacle throughout the entire usable warehouse area when taking measurements. Incorrect information can lead to risks of rescission if the tenant or buyer cannot use the warehouse as planned.
